New Jersey’s New Lead-Safe Certification Law
Stay compliant with New Jersey's lead paint regulations! Effective July 22, 2022, all rental units constructed before 1978 are subject to mandatory lead paint testing either at turnover or by July 22, 2024.
Landlords are required to furnish tenants with proof of a lead-safe certification, attaching a copy to the lease agreement. This regulation is currently independent of time-of-sale requirements.
The Lead-Safe Certification remains valid for two years, with re-inspections not required more frequently than biennially. Our services include Dust Wipe Sampling or Visual Inspections, tailored to your municipality's requirements.

Lead inspection is crucial for real estate transactions or when moving into an older property, particularly with young children, due to the following reasons
Using an X-ray fluorescence (XRF) gun for lead testing offers several advantages over chip sampling methods:
Non-Destructive Testing
Unlike chip sampling, which involves removing paint samples that might damage the surface, XRF guns are non-destructive. They can analyze the paint in place without causing harm to the property's surfaces, preserving the integrity of walls or structures being tested.
Safety
XRF technology emits low levels of radiation during operation, adhering to safety standards and regulations. When used properly by trained professionals, the exposure levels are typically safe for users and occupants.
